There are four aspects to a quality listing. Access, Condition, Financing and Price. There are many levels of access that you can provide to your agent so that he or she can show your home.
1. Lockbox on the Door - Allows buyers ability to see your home as soon as they are aware of the listing.
2. Open Access with a Phone Call - The seller allows showings with just a phone call's notice.
3. By Appointment Only - or 48 Hours Notice - Difficult way to show your home to potential buyers. Its hard for buyers to plan availability with a 48 hours notice.
4. Limited access - Only available on certain days with certain times - It is the most difficult way to show your home to potential buyers.
Access to your home can make or break ability to get the best price your are looking for, or even sell your home at all.
